Get a copy in black and white!

They don't like to give copies of things you sign. Bad communication between all personnel. Poor response if any response to maintenance or any request. 50% of Exercise equipment is broken and promised to be fixed or replaced before 17months ago! Still broken! They will verbally agree to any reasonable request to get you to renew or sign new lease, but will NOT put it in writing, and will not complete any verbal promise. In fact sometimes they then add fee if you bring it up after signing or renewing. Almost 2 years and they have not completed even 1 item on move-in repair list. Also, 1 item was to replace 3 mini blinds, after 1.5 years they put a 6day repair notice in door to charge us for same damaged blinds! We refused to pay, they dropped fee, still have broken blinds. Broken towel rack, running toilet, disgusting stained carpet, leaky shower head, doors that can't shut, exc. One positive, after sweating for several days because they didn't show for their appointments they set, and me forcing their hand, calling multiple times, leaving multiple messages, visiting the office twice, and verbally flashing a 14/30 on them, they fixed our air conditioner! FYI-14/30 is 14 days for them to fix or you can break lease in 30days without penalty or losing deposit(unless you cause damage). Google Kansas tenant act for details. Your lease protects you, if you have a copy in black and white.
